We recognise that not all landlords require the same services. At Ocean Properties we provide different services depending on your particular needs. In additional we can also provide specific services such as tenancy agreements or inventories, should you not require any of the full service packages.

>Fully Managed Service
This service is for landlords who would like us to take care of everything relating to their property. This is a complete management service which also includes advertising and finding a suitable tenant. We will ensure ongoing full compliance for your property. • Rental Value Assessment: We will provide an accurate assessment of the rental value of your property using comparable rental data.

• Compliance and legal advice: We will provide an accurate assessment of the rental value of your property using comparable rental data.

• Property Advertising: Your property will be advertised on Zoopla, Ocean Properties website, social media channels and relevant property websites

• Floorplan and High-Quality Photographs: Your property advert will have a floorplan and high quality photographs

• Accompanied viewings: We will arrange viewings and provide viewer feedback

• Comprehensive Referencing: Every tenant goes through a strict referencing process where we verify income, credit status and previous landlord references.

• Identity checks: The identity and address of all tenants is verified. We also carry out Right to Rent and financial sanction checks

• Tenancy paperwork: All relevant tenancy paperwork to comply with the Housing Acts and Deregulation Act

• Deposit: A deposit is taken and the relevant prescribed information issued in accordance with the Deposit Protection Service Scheme

• Utilities and Meter readings; Meter readings are taken and sent to the relevant utility company. The Council is notified of council tax liability.

• Financial Statements: Rent payments are transferred within 2 working days together with a written statement

• Maintenance: We will will respond to maintenance and repair requests and organise the attendance of contractors. We operate a 24/7 emergency number for urgent repairs

• Compliance certificates: We will ensure that all safety certificates for your property are up to date and we will arrange for contractors to attend to carry out certification
  Legal Notices: We will issue any required legal notices eg section 21, section 8 and section 13 notices

• Property Inspections: We will visit your property every 6 months to check its condition

>Tenant Introduction Service
This service is for landlords who would like to benefit from the extensive marketing options we can offer to find a suitable tenant. Your tenants will be comprehensively referenced and we will also set everything up to ensure you are fully compliant when the tenancy starts.

>Rent Collection Service
This service is for landlords who would like us to collect the rent.

>Guaranteed Rent Service
This service is for landlords who would like complete peace of mind that their rent is guaranteed to be paid, even if the tenant stops paying. You will receive all the benefits of the Fully Managed Service with the addition of our guarantee that the rent will always be paid.
